Roof Certifications
Roof Certifications are normally only performed when a real estate transaction is going down. The banks or mortgage lenders may require a roof certification that basically says “We believe this roof has (x) amount of years left of life before needing major repairs or replacement”. The “x” amount of years is usually 3-5 year roof certifications. Bear in mind these certifications are merely a roofer’s opinion and do not guarantee or warranty any issues that may arise from the roof within those 3-5 years. It’s merely a piece of paper of due diligence on the part of the seller or buyer.
A roof certification may be necessary to appease the banks, therefore worth the fees a roofer may charge for one. Yes, we do them upon request, and no we do not certify any roof for a few hundred dollars, if the roof is in bad shape, you will get an estimate for a new roof or repair in lieu of certification.
